Baselayer, Inc., operating Altio Broker ("Altio," "we," "us," or "our"), provides technology for commercial real estate professionals to capture, organize, and analyze property information. Our services include the Altio Broker web application, the Altio Broker Listing Capture Chrome Extension, and websites where this Privacy Policy is posted (collectively, the "Services").
This Privacy Policy describes the categories of information the Services collect or receive, the sources of that information, how that information is used and shared, how information is stored and retained, and the choices available to you.
1. Information We Collect
Depending on how you use the Services, we collect or receive the following categories of information:
- Property and listing information that users submit or capture for analysis. Listing content may include contact information appearing in a listing, such as a listing agent's or owner's name, telephone number, or email address.
- Analytical outputs generated by the Services from submitted property information, such as structured property and financial data, analyses, evaluations, scores, projections, and related results. Depending on the features you use, this information may be stored locally in your browser on your device, in your Altio account on our servers, or both.
- Account information, if you create an account, such as name, email address, authentication information, company information, and subscription information.
- Technical information processed automatically when you use the Services, such as IP address, browser and device information, dates and times of requests, and standard server logs.
Sources of Information. We may collect or receive information:
- Directly from you when you enter, upload, submit, or otherwise provide information to the Services;
- From webpages that you choose to capture using the Chrome Extension;
- Automatically from your browser, device, or use of the Services;
- From third-party property-data providers and other service providers used to provide the Services; and
- From other sources where permitted by applicable law.
Chrome Extension. The Altio Broker Listing Capture Chrome Extension collects website content - the text of the listing page you are viewing - only when you click the Extension icon. The captured content is held briefly in the browser's Extension storage solely to transfer it into the Altio Broker application, and the Extension does not retain it after that transfer.
The Extension does not monitor browsing activity and does not collect information from pages where you do not activate it.
2. How We Use Information
We use the information described above to:
- Provide and operate the Services;
- Capture, extract, organize, and analyze property information at the user's direction;
- Generate property evaluations, financial analyses, projections, scores, and related results;
- Create and administer accounts;
- Process subscriptions and transactions;
- Obtain and process property tax, property-record, rental, and comparable-property information;
- Maintain application reliability, security, and performance;
- Prevent fraud, abuse, and unauthorized use;
- Respond to support and privacy requests;
- Comply with applicable law and legal obligations;
- Create, develop, and improve analytics, benchmarks, statistics, and market insights derived from property and deal information, in aggregated or de-identified form that does not identify any individual; and
- Protect the rights, property, security, and safety of Altio, our users, and others.
Analytics, benchmarks, statistics, and market insights described above are created only from information that has been aggregated or de-identified so that it does not identify any individual. Personal information appearing in property listings, such as an agent's name, telephone number, or email address, is not included in such information in an identifiable form.
Information obtained through the Chrome Extension is subject to the additional restrictions described in Section 4, including the Chrome Web Store Limited Use requirements.
3. How We Share Information
Altio does not sell user information or property information to data brokers.
We may share information with third parties when reasonably necessary to provide and operate the Services. These third parties include service providers in the following categories:
- Artificial-intelligence and automated-processing providers, which may receive listing content submitted for extraction and analysis;
- Database, cloud hosting, web hosting, and infrastructure providers, which may process information necessary to operate, secure, and maintain the Services;
- Property-data providers, which may receive property information such as an address or parcel number to provide tax records, property records, rental information, or comparable-property information; and
- Payment processors, if you purchase a subscription or other paid feature, which may receive payment and transaction information necessary to process the transaction.
We may add or change service providers as reasonably necessary to operate, maintain, secure, and improve the Services.
Information shared with service providers is limited to information reasonably necessary for the services they provide, subject to applicable contractual and legal restrictions.
We may also disclose information:
- When necessary to comply with applicable law, regulation, legal process, or governmental request;
- To investigate or prevent fraud, abuse, security incidents, or unauthorized use;
- To enforce applicable agreements or policies;
- To protect the rights, property, security, or safety of Altio, our users, or others; or
- When you direct or authorize the disclosure.
Altio does not disclose personal information to third parties for their own direct marketing purposes except as permitted by applicable law and, where required, with the opportunity for you to exercise applicable rights or choices.
4. Chrome Extension Limited Use
The Extension's use of information complies with the Chrome Web Store User Data Policy, including its Limited Use requirements.
The Extension's single purpose is capturing listing-page text for real-estate deal analysis.
The Extension collects website content when the user activates the Extension on a listing page.
Captured information is used only to provide the Extension's stated functionality and the related Altio Broker property-analysis functionality.
Captured information may be transmitted to service providers when reasonably necessary to provide or improve that functionality, including AI-assisted extraction and processing, or as otherwise permitted by the Chrome Web Store User Data Policy.
The Extension does not use captured information for advertising, retargeting, or interest-based advertising.
The Extension does not sell captured information to data brokers or information resellers.
The Extension does not use captured information to determine creditworthiness or for lending purposes.
Information obtained through the Extension is not used for unrelated analytics, benchmarking, market insights, advertising, or other purposes outside the Extension's disclosed single purpose, except as expressly permitted by the Chrome Web Store User Data Policy.
5. Cookies, Local Storage, and "Do Not Track"
The Services use browser storage and similar technologies for functional purposes, such as authentication, application state, locally stored deal information, and security.
The Services do not use third-party behavioral advertising technologies, and we do not use the Services to permit third parties to collect your browsing activity across unrelated websites for behavioral advertising.
The Services do not respond to browser "Do Not Track" signals.
6. Data Retention
We retain information for as long as reasonably necessary to provide and maintain the Services, maintain security, prevent abuse, administer accounts and subscriptions, comply with legal and contractual obligations, resolve disputes, enforce agreements, and fulfill the purposes described in this Privacy Policy.
Retention periods may vary depending on the type of information, the features you use, the purposes for which the information was collected, and applicable legal requirements.
When information is no longer reasonably necessary for the purposes described above, we may delete, de-identify, aggregate, or otherwise dispose of it in accordance with our data-retention practices and applicable law.
7. Access, Deletion, and Privacy Requests
You may delete deal information stored locally in your browser through the application or by clearing applicable browser data.
For information stored in an Altio account or on our servers, or to request access to, correction of, or deletion of personal information, contact us at the email address below.
We honor requests in accordance with applicable law and may need to verify your identity before completing certain requests.
California residents may have additional rights under applicable California law and may exercise them by contacting us at the same address.
Deletion of locally stored information may not delete information separately maintained by Altio or its service providers, and deletion from our systems may not remove information that third parties independently maintain or that we are required to retain by law.
8. Third-Party Websites and Submitted Content
The Services may be used in connection with third-party websites, whose practices and terms Altio does not control.
Users are responsible for ensuring that their use of the Services and their submission of third-party content is permitted under applicable law, contracts, website terms, and other applicable restrictions.
Altio uses captured listing information to provide the functionality requested by the user, including extracting and analyzing information relevant to commercial real estate transactions.
9. Payments
If you purchase a subscription or other paid feature, payment information is processed by third-party payment processors subject to their own terms and privacy practices.
Altio does not store full payment card numbers.
Payment processors may collect and process payment card information, billing information, transaction information, and other information necessary to process payments and prevent fraud.
10. Security
Altio uses reasonable safeguards designed to protect information processed through the Services.
Depending on the type of information and the Services used, safeguards may include access controls, authentication, encryption in transit, encryption at rest, logging, monitoring, and other security measures.
Information stored locally in your browser is also subject to the security of your own device, browser, and operating environment.
No method of electronic transmission or storage is completely secure, and Altio cannot guarantee absolute security.
11. Children's Privacy
The Services are intended for commercial real estate professionals and are not directed to children under 13.
Altio does not knowingly collect personal information from children under 13.
If we learn that we have collected personal information from a child under 13 without appropriate authorization, we will take reasonable steps to delete it.
12. International Processing
The Services may be operated, supported, or hosted in the United States and other jurisdictions.
Where applicable law requires safeguards for international transfers of personal information, Altio will use legally recognized mechanisms and safeguards.
13. Changes to This Privacy Policy
If we make material changes to this Privacy Policy, we will post the updated policy at this address and revise the effective date above.
Your continued use of the Services following the effective date of an updated Privacy Policy constitutes acceptance of the updated Privacy Policy to the extent permitted by applicable law.
